A clear path through every stage of the property transition.

Moving into aged care or retirement living involves a property side that most families have never had to manage before. Scout breaks the process into four clear stages — each one a named service you can engage individually, or as part of a coordinated transition from start to finish.

Most families find that having one team across all four stages makes a real difference: fewer handovers, clearer communication and a process that keeps moving even when life feels uncertain. But wherever you are in the journey, we're here to help.

Creating a clear pathway forward

The first step is knowing what needs to happen.

Leaving a long-term family home can feel overwhelming. There are financial, emotional and practical decisions to make. Often while the family is also considering which retirement living or aged care option is right.

Scout begins by taking the time to understand the homeowner, the family, the property and the intended next step. We then turn that understanding into a practical Property Transition Roadmap.

What's included:

  • Meeting with the homeowner and/or nominated family members to understand the circumstances and objectives

  • Discussing the preferred timeframe and intended transition. Whether that's a retirement village, aged care, a smaller home or another arrangement

  • Assessing the property and identifying key presentation, maintenance and sale considerations

  • Discussing belongings and what needs to happen with them

  • Identifying the professionals and services likely to be required

  • Establishing a practical sequence of activities and priorities

  • Preparing a written Property Transition Roadmap so everyone understands what happens next

Investment: From $595 + GST

A tailored proposal can be provided where more extensive planning or project management is required.

Preparing is more than packing boxes.

For many families, the hardest part of moving is deciding what to do with a lifetime of possessions, while also getting the family home ready to sell.

Scout coordinates the practical work required to prepare both the property and the belongings, reducing the number of people the family needs to manage and keeping the process moving at a pace that feels right.

Downsizing & belongings:

  • Coordinate decluttering and downsizing

  • Help identify items to retain, distribute, sell, donate or responsibly dispose of

  • Coordinate family collection and distribution of belongings

  • Arrange independent valuations where appropriate

  • Coordinate auction or second-hand sale of suitable items

  • Arrange charitable donations and responsible disposal

  • Coordinate storage where required

Property preparation:

  • Property condition assessment

  • Repairs and maintenance

  • Gardening and external presentation

  • Cleaning, painting and handyman services

  • Rubbish and unwanted-item removal

  • Styling and photography coordination

  • Preparation for market

Investment: From $2,500 + GST

The final fee depends on the property, volume of belongings, number of services required and level of coordination. Third-party supplier and contractor costs are additional and are discussed and approved before engagement.

Prepare

Preparing the home and belongings for the next chapter

A significant decision deserves an experienced advocate.

Selling the family home is often one of the most important financial decisions in the transition. Scout provides independent property advice and manages the sale process alongside the appointed real estate agent.  Acting as an advocate for the homeowner every step of the way.

Scout is not the selling agent. That's a deliberate choice. Our role is to provide independent advice, project management and advocacy. So the recommendation you receive has no conflict of interest behind it.

Selecting the right selling agent:

  • Obtain and compare market appraisals

  • Review proposed sales strategies and marketing campaigns

  • Consider agent experience and local market knowledge

  • Compare commission and marketing costs

  • Negotiate proposed terms where appropriate

  • Provide an independent recommendation to the homeowner

Managing the campaign:

  • Coordinate final property preparation, styling and photography

  • Monitor enquiry, inspections and buyer feedback

  • Maintain communication with the selling agent

  • Provide regular progress updates to the homeowner and family

  • Assist the client to understand offers and negotiation considerations

  • Coordinate communication through to exchange and settlement

Investment: From $4,500 + GST

The final fee depends on the property's value, location, complexity and level of service. The appointed real estate agent's commission and marketing costs are separate.

Coordinating the transition into the new home

The sale is not the end of the journey.

Once the family home has been sold, there's still a significant amount to coordinate. Scout can help manage the practical transition into the new residence so the homeowner and family can focus on settling into the next stage of life.

Move coordination may include:

  • Removalist selection and coordination

  • Packing and unpacking services

  • Furniture selection and placement

  • Delivery of selected belongings

  • Storage arrangements

  • Final property clean and removal of remaining items

  • Utility and service coordination

  • Key handover and final property clearance

  • Liaison with the retirement village or aged care provider

Investment: From $1,500 + GST

The final fee depends on the level of coordination required. Removalists, cleaners, storage providers and other third-party suppliers are additional.
